Mark and Ste handle bathrooms, heating, kitchens and everyday repairs across the Lancaster district. Straight answers, honest pricing, and a job left tidy.
What we do
Planned projects and the unplanned ones. If it carries water or heat, it is probably on this list — and if it is not, ask anyway.
Full bathroom refits and layout changes — first fix pipework through to the last seal of silicone.
Wet underfloor heating designed, laid and balanced for bathrooms, kitchens and extensions.
Radiator upgrades, repositioning and heating system work that gets rooms warm without guesswork.
Sinks, taps, wastes and appliance connections — plumbed in properly so nothing weeps behind the units.
The everyday things: drips, running overflows, blocked wastes, seized valves and tired fittings.
Ongoing plumbing maintenance for landlords, letting agents and holiday lets across the district.
How it works
Most people have been let down by a trade at some point. This is how we try not to be that story.
Call or email with the job, the property area, and a photo if you have one. For a leak, tell us what changed and when.
We say what the job actually involves, what it does not, and roughly what it costs — before anyone lifts a floorboard.
We turn up when we said, protect the floors, test the work with you, and take the mess away with us.
Who you are dealing with
Hope & Hayes is Mark and Ste. There is no office, no dispatcher and no subcontractor you have never spoken to turning up on the day. You get one of us on the phone, and one of us at the door.
We work almost entirely on repeat customers and word of mouth around Lancaster, which is a decent incentive to leave a job right. That means explaining what we found, pricing it before we start, and not disappearing halfway through to chase a bigger job.
Water pouring in right now?
Turn the stopcock off first — usually under the kitchen sink — then ring rather than email. We pick up the phone quicker than the inbox.

Staying local is deliberate. It keeps travel time down, means we can get back out to you if something needs a second look, and it is why we can do same-day calls at all.

Common questions
If yours is not here, it is not a daft question — just ask.
We work across Lancaster, Morecambe, Heysham, Galgate, Caton, Carnforth and the surrounding villages. If you are just outside that, ring us — if we cannot get to you we will usually know someone who can.
No separate call-out charge for jobs inside our normal area. You are quoted for the work itself, and we tell you the rate before we book anything in.
Active leaks and no-heating calls get priority and we aim to be with you the same day or the next working day. If water is running and you cannot stop it, turn off the stopcock first, then call rather than email.
We take on full bathroom renovations including the pipework, fitting and finish. Where a job needs a tiler, plasterer or electrician we bring in trades we already work with rather than leaving you to chase them.
Yes. We do between-tenancy checks, planned maintenance visits and reactive repairs, and we can send a short written summary of what was done for your records.
Yes — we carry public liability cover, and gas work is carried out under our Gas Safe registration. Happy to send the paperwork over before we start.
